• Communication and negotiation with lenders on your behalf
• General mortgage consulting, scenario analysis, and program guidance

3. Eligibility Requirements

4. Loan Applications and Approvals

All loan applications are subject to lender underwriting and approval. HQ Lending does not guarantee loan approval, specific interest rates, loan amounts, or loan terms. We act as a broker between you and the lending institutions in our network. Final credit decisions are made exclusively by the lending institutions, not by HQ Lending.

Submitting an application does not constitute a commitment to lend. Rates and terms quoted are estimates and subject to change until a formal loan commitment is issued by the lender.
